7a Leamington Street (Carinya at the Springs) is located right in the middle of the township of Hanmer Springs. It is a 5-minute flat walk (no hills) to the famous Hanmer Springs Thermal Pools & town centre. It is set on an elevated rear section overlooking Hanmer valley to the south & Conical Hill to the North. Carinya is located about 500 metres to the magical Forest Amble walk, where children & adults alike, will be mystified by the sculptures (some hidden) throughout the forest walk Carinya is a short stroll through another lovely walk to the 18 golf course, & also close to 2 mini putt putt courses. The entrance and front section is flat from the road down a private driveway. There are no stairs to access the living area, 2 bedrooms downstairs, full bathroom & separate ‘powder room’.
In winter months, open a bottle of wine from one of the local wineries and either sit in front of the new wood fire or relax in the huge 2 person spa and enjoy the warmth and ambience Carinya has to offer. For added comfort & instant heat, a heat pump/air conditioning unit is located in the living area.
In summer months all external doors from the loungeroom & dining room & main bedroom do fold back, providing a wonderful open feeling with flow through ventilation. Enjoy a gas BBQ with wok and alfresco dining for 8 guests, under the shade of the beautiful trees or umbrella & at night under a wondrous sky full of stars. The outside area is very private overlooking a lovely garden. The air conditioning provides instant cooling as well as the large ceiling fan.
Please note that a full cleaning service is required for this home, the cost of this is $165.00 and is included in the quoted rates.
LIVING AREA & KITCHEN
In Nov/Dec 2023 the owners undertook a major renovation of the original kitchen. They have repainted the cabinetry to a soft silver/grey, installed ALL new appliances & updated the soft furnishings. They also installed a brand new MASPORT wood burner, which has the added advantage of having a disposable ash bucket, for easy cleaning. There are 3 leather lounges, a brand new 50” SMART TV with SKY including Sports channels.
The kitchen is supplied with all items to make you feel at home. Pantry includes sugars, cooking salt, plain flour variety of sugars, oils, spices, variety of coffees & teas, salt, pepper & more. There is also a Nespresso pod coffee machine & milk frother & please bring your own desired strength pods (can be purchased at local 4 squares)
The dining area has an 8 seater dining table and we have 2 bar stools at the kitchen benchtop.
Unlimited Wireless Broadband internet is supplied FREE OF CHARGE.
BEDROOMS
For visiting elderly guests. Bed configuration can be either 2 KINGS or 4 KING SINGLE bed options downstairs. The main bathroom downstairs has a walk in shower, toilet & handbasin. There is another ‘powder room’ with toilet & handbasin. Main bathroom includes hairdryer, shampoo/conditioner & body wash & hand soap, heated towel rail & wall heater.
One of the downstairs bedrooms has a NEW 43” wall mounted SMART TV. All bedrooms have oil heaters (winter) remote controlled floor fans (summer) all beds are fitted with electric blankets & ample extra blankets are supplied.
UPSTAIRS
Again, the main bedroom can be configurated into a large KING bed or 2 KING SINGLES. This room has the en suite & large spa bath. This bedroom also, has a new wall mounted 43” SMART TV. En suite bathroom includes hairdryer, shampoo/conditioner & body wash & hand soap, heated towel rail & wall heater. The other bedroom can ONLY be configurated into 2 KING SINGLES (no KING available in this room)
BABIES
A travel cot/cot blanket & high chair is also supplied free of charge, children also are very welcome.
GARAGE
There is a single garage. This is where the laundry is with washing machine & separate dryer. Please note. The firewood is stored in this area, this is not suitable for parking a car & it has plenty of space to stow your bikes etc, securely. There is off street parking on this rear section for 2 cars and plenty of parking on the street for any extra cars. Please be mindful. Our common driveway is shared with 2 other neighbours & under NO circumstances are cars to block their access/driveways.
PETS
Careful pets are welcome, please be aware this property is not fully fenced and pets are not allowed on any bedding or carpeted areas. The entire yard must be checked & cleaned up prior to guests departing.
